How do I find a property owner's phone number and email?

Choose Enrich contact info on a contact, an opportunity, or a map property to add the owner's phone numbers and email. Each match costs 5 cents; no match is free.

Choose Enrich contact info on a contact, an opportunity, or a property on the map, and Coastline looks up the property's owner from its address and adds up to three of their phone numbers, plus their email addresses, to the contact. Each match costs 5 cents from your skip tracing balance, and a lookup that finds no one is free.

Setting it up

  1. Open Marketplace and turn on Skip Tracing. Workspaces set up for real estate have it on already.
  2. The first time anyone on your team enriches a contact, they're asked to accept the skip tracing terms.
  3. Add funds on the Skip Tracing page in Marketplace. You can also choose a balance at which it reloads automatically from your card on file, and a monthly limit on those reloads. This balance is separate from your phone call balance.

Funds you add to the skip tracing balance can't be refunded. Turning Skip Tracing off keeps your balance for when you turn it back on.

Where it's available

Contact info isn't available for properties in California, Oregon, Texas, or Vermont, or for owners who live in those states. Enrich contact info is turned off for those properties. If a lookup finds that the owner lives in one of those states, the result isn't saved, and the lookup is still charged.

What it costs

  • A match: 5 cents.
  • No match: free.
  • The same property again within 30 days: free, and you get the same result.

Once in a while a lookup is charged but its result can't be retrieved. It shows as No result in the usage history on the Skip Tracing page. Contact support and we'll review it.

A whole list at once

Select records on the Contacts list or the Opportunities board, open Actions, and choose Enrich contact info. Before it starts you see the most it can cost. It runs in the background, and you can follow its progress from the notice that appears.

Contacts are looked up by their mailing address, and opportunities by their property address. Records without a full address are skipped and cost nothing. If your balance runs low partway through, it reloads once when automatic reloads are on; otherwise the remaining records are skipped and aren't charged.

Numbers marked Do not call

Some numbers come back marked Do not call because they're on the National Do Not Call Registry. Coastline holds those numbers back from texts your team sends, automation texts, and AI calls, and asks you to confirm before you call one yourself. Invoices, appointment reminders, and other notices about work already under way still go through.

If you have a reason to reach that person, for example they've since become your customer, open the contact and choose Contact anyway next to the number. Choose Undo to put the hold back.

Who can use it
